Job summary

RHF is seeking an Apartment Resident Manager for Marymount Manor in Tacoma, WA. This on-site, full-time role oversees daily property operations, leasing, and resident relations at a 40-unit affordable housing community, with HUD/LIHTC compliance requirements and on-site apartment housing provided.

Responsibilities include budgeting, maintenance coordination, and ensuring safety and compliance, while fostering a welcoming community for residents.

Qualifications

• High school diploma or equivalent required.
• 3+ years of property management experience, preferably in affordable housing.
• Experience with HUD, LIHTC, or other affordable housing programs preferred.
• Experience with budgets, financial reporting, and property operations.
• Strong organizational, communication, customer service, and problem-solving skills.
• Proficiency with property management software such as Yardi or RealPage and Microsoft Office Suite.
• Ability to work independently, prioritize tasks, and work effectively with residents, staff, and external partners.
• Must reside on-site at Marymount Manor as a condition of employment.

Responsibilities

• Oversee daily operations for the property, including leasing, resident relations, and facilities management.
• Prepare and manage budgets, ensuring financial health and occupancy.
• Oversee maintenance staff and coordinate with vendors for repairs, renovations, and preventative maintenance.
• Conduct regular inspections to ensure cleanliness standards.
• Review and approve purchase orders, invoices, and other financial documents.
• Manage leasing activities, tours, and applications.
• Maximize occupancy and manage move-ins/outs.
• Foster a positive community atmosphere and coordinate resident activities and services.
• Ensure compliance with HUD, LIHTC, and other affordable housing requirements; prepare for audits and inspections.
• Maintain audit-ready resident files and property records.
• Stay informed on affordable housing regulations; assist with regulatory audits by providing necessary documentation.
