Essex Property Trust in Los Angeles is seeking a Maintenance Technician II to perform routine and preventive maintenance across HVAC, plumbing, electrical, and appliances. You will prepare vacant units, respond to resident requests, and inspect properties to uphold safety and quality standards.

The role requires 2+ years in property maintenance, strong hands-on repair skills, and the ability to multitask in a fast-paced environment. On-call work and five-day onsite shifts are expected.

Qualifications

• High school diploma or GED required.
• 2+ years of property maintenance or related experience.
• HVAC and/or CPO certification preferred.
• Strong working knowledge of electrical, plumbing and appliance repair.
• Familiarity with environmental hazards in residential housing.
• Ability to use a personal smart device for property management apps.
• Proficiency in Microsoft Office and property management software.
• Strong organizational and time management skills.
• Fluent in English.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior property features.
• Respond to resident work orders and resolve issues promptly.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Conduct regular inspections and adhere to preventive maintenance schedules.
• Address emergency maintenance with on-call availability.
• Document work orders and inspections in the tracking system.
• Collaborate with management and communicate professionally with residents.
