Job summary

Woodmont Properties is seeking a Maintenance II technician in Metuchen, NJ to perform on-call duties and primary maintenance across the community and potentially other Woodmont Properties locations. The role centers on timely repairs, preventive maintenance, and upkeep of grounds and common areas.

Responsibilities

• Participate in 24-hour on-call rotation with ability to respond within expected timeframe and complete full repairs independently.
• Complete work orders consistently within 1 business day of submission.
• Complete apartment turns within 6 days of move-out.
• Perform preventative maintenance inspections and repairs as scheduled.
• Maintain company records per policy (work orders, time worked, punch forms, timecards).
• Respond by telephone while on call and initiate repairs immediately.
• Be available on notice for snow/ice and other on-site emergencies; snow removal and salting as required.
• Carry out carpentry work (doors, moldings, cabinets, fittings).
• Maintain grounds and common areas (trash, sidewalks, offices, restrooms, lounges, fitness area, etc.).
• Repair structural and fixture items (concrete, masonry, roofs, glass, tile, flooring).
• Repair appliances, fixtures, switches, outlets, circuits, etc.
• Perform HVAC maintenance as required by EPA certification.
• Maintain curb appeal and daily site cleanliness; monitor community cleanliness.
• Conduct preventative maintenance tests on electrical, plumbing, heating, and fire/safety equipment.
• Install and maintain fire extinguishers and smoke detectors.
• Assist in property inspections and maintenance material management.
• Know locations of gas/water meters, apartment cut-offs, and sewer clean outs.
• Test locked doors and key sets.
• Paint interior and exterior surfaces.
• Work independently and as part of a team across Woodmont Properties communities.
• Daily maintenance shop cleanup; uphold property security and proper key handling.
• Report incidents to Maintenance Supervisor and Community Manager.
• Ensure punctuality and reliability.
• Other duties as assigned.
