Job summary

Bradley Company is seeking a Maintenance Technician to support our multifamily residential portfolio in Kendallville & Churubusco. You’ll handle service requests, perform repairs across plumbing, electrical, HVAC, carpentry, and more, and prep units for turnover.

Qualifications

• 2+ years of hands-on maintenance experience in multifamily or residential property management preferred
• EPA Section 608 HVAC Certification preferred
• Valid driver’s license and acceptable driving record required
• Technical knowledge of residential building systems, repair techniques, and preventative maintenance practices
• Proficient in diagnosing and repairing HVAC, plumbing, appliance, and electrical issues with troubleshooting
• Ability to read blueprints, schematics, and technical manuals
• Strong communication and customer service skills
• Able to work independently and manage time effectively
• Physically able to lift and move items up to 50 lbs
• Basic computer skills for work orders, email, and mobile apps

Responsibilities

• Complete all assigned maintenance service requests and turnover work orders efficiently and professionally
• Perform repairs including plumbing, electrical, HVAC, appliances, carpentry, and general maintenance
• Conduct move-in/move-out inspections to property standards
• Identify issues, determine repairs, and use proper tools
• Keep work areas clean and organized; ensure safety and cleanliness
• Support preventative maintenance for mechanical systems and equipment
• Join rotating on-call for after-hours emergencies
• Monitor grounds for safety hazards, code violations, landscaping, snow removal
• Provide excellent resident service and timely communication with managers
• Represent Bradley Company professionally to residents, vendors, and team
• Take ownership of assigned properties to support lease generation/renewals
• Follow safety protocols and OSHA regulations; use PPE
• Use work order system to manage requests and document work
• Maintain records of maintenance activities and inventory
• Submit required documentation and photos per standards
• Prioritize tasks based on urgency and impact
• Perform other duties as needed
