Job summary

ZRS Management, LLC is seeking a Maintenance Technician to deliver exceptional service to residents in a full-time role at our Winter Park properties. You will work with the Maintenance Supervisor to perform skilled repairs and upkeep, ensuring safety and reliability across plumbing, electrical, HVAC, and appliances.

Qualifications

• Must have valid driver’s license with acceptable driving record & proof of automobile insurance.
• EPA certification preferred; if required, certification must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects and communicate clearly with residents.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, HVAC, appliances and other systems as needed.
• Conduct apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Perform common area maintenance: sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning.
• Monitor building exterior for roof, siding, and exterior issues and coordinate repairs.
• Support preventive maintenance programs within the designated area of responsibility.
• Ensure safe condition of all equipment and structures; maintain inventory of tools/equipment.
• Keep work areas clean and orderly and observe all safety rules.
