Job summary

Pivotal Housing Partners LLC in Lima, OH is seeking a Maintenance Technician to provide high-quality service to our residents and manage routine maintenance across our Shawnee Lofts and New Lima Homes. You will handle daily tasks, respond to emergencies, and use our mobile app to process work orders.

The role emphasizes on-site maintenance, strong customer service, and the ability to manage shifting priorities while ensuring a safe, comfortable living environment for residents and staff.

Qualifications

• 1+ years of related experience.
• Reliable transportation and valid driver’s license.
• HVAC training and certification preferred.
• Commitment to regular attendance (may include weekend OT hours).
• Ability to receive, manage, and close work orders using smartphone apps.

Responsibilities

• Provide outstanding maintenance service to residents.
• Complete resident work orders on a timely basis (24–48 hours).
• Broad knowledge of general maintenance: HVAC, plumbing, electrical, carpentry.
• Assist with court-ordered set-outs when necessary.
• Perform unit turnover between residents (3–5 days).
• Maintain grounds and curb appeal.
• Be responsive to on-call emergencies.
