Job summary

Capstone On-Campus Management (COCM) seeks an Office Assistant at University Park Apartments, Salisbury University. The role supports leasing, tours, renewal programs, and community engagement, with a focus on occupancy targets and marketing execution.

Hourly wage in the $20.00–$22.50 range with a comprehensive benefits package. This non-exempt, on-site position reports to the Director of Affiliated Housing and includes campus outreach responsibilities.

Qualifications

  • High school diploma or GED.
  • 1-2 years of clerical or property management office operations.
  • Experience with social media management, marketing and community tours.
  • Experience with Microsoft Word, Excel and Outlook.
  • Strong leadership and communication skills.
  • Knowledge of fair housing regulations.
  • Ability to analyze occupancy data and develop strategic plans.
  • Ability to move and lift up to 35 pounds.

Responsibilities

  • Assist leasing activities such as lead follow-up, tours, application processing, lease execution, move-ins, and move-outs.
  • Maintain occupancy targets and execute lease-up strategies with Director.
  • Implement outreach to Salisbury University students and families.
  • Create annual marketing plans including digital advertising, social media, campus partnerships, events, and referrals.
  • Maintain rental listings and ensure content, imagery, and pricing accuracy.
  • Coordinate marketing resources such as virtual tours, floor plan materials, and signage.
  • Oversee renewal campaigns, incentives, and retention events with Resident Life.
  • Assist with front-desk staff training and leasing materials.
  • Manage move-in/move-out communications and planning.
  • Prepare student key packets and process key returns.
  • Track lead sources, conversion rates, marketing ROI, and weekly leasing statistics for Director.
  • Analyze competitor pricing and promotions and current leasing numbers.
  • Ensure leasing practices comply with Fair Housing laws and university policies.
  • Maintain resident records and move-in/move-out checklists and keys.
  • Serve in on-call rotation for after-hours emergencies.
  • Oversee community towing in coordination with Residence Life Coordinator.
  • Serve as appeals officer for conduct decisions.
  • Assist with Community Assistant staff training.

Job Title: Office Assistant

Reports To: Director of Affiliated Housing

Location: University Park Apartments at Salisbury University

Compensation: $20.00-22.50 per hour and a comprehensive benefits package

FLSA Status: Non-Exempt

Summary

The Office Assistant assists with resident acquisition, tours, renewal programs, marketing strategy and execution, and support for resident communications and community engagement.

Key Responsibilities
  • Assists with leasing activities such as lead follow-up, tours, application processing, lease execution, move-ins, and move-outs.
  • Maintain occupancy targets and execute lease-up strategies with Director.
  • Implement outreach to Salisbury University students and families.
  • Assists with creating an annual marketing plan that includes digital advertisement, social media, campus partnerships, campus events, and referral programs.
  • Maintain listings on rental platforms (as needed) and ensure accuracy of content, imagery, and pricing.
  • Coordinate and produce marketing resources such as virtual tours, floor plan materials, and signage in partnership with Director and Residence Life Coordinator.
  • Oversee renewal campaigns, incentives, and retention events in coordination with Resident Life.
  • Assists with training front-desk staff regarding leasing materials and information.
  • Manage move-in/move-out communication and planning.
  • Prepare student key packets and processes key return inventory.
  • Track lead sources, conversion rates, marketing ROI, and prepare weekly leasing statistics for Director.
  • Analyze competitor landscape and provide recommendations on pricing and promotions and current leasing numbers.
  • Ensure leasing practices comply with Fair Housing laws and university policies.
  • Maintain accurate resident records and move-in/move-out checklists, and keys

Qualifications
  • High school diploma or general education degree (GED)
  • 1-2 years of clerical or property management office operations
  • Experience with social media management marketing and community tours
  • Experience and knowledge of Microsoft Word, Excel and Outlook
  • Ability to operate basic office equipment including a photocopier, fax, and telephone. Basic typing and filing skills.
  • Strong leadership and communication skills
  • Knowledge of fair housing regulations
  • Ability to analyze occupancy data and develop strategic plans.
  • Ability to move and lift up to 35 pounds.
