Job summary

Capstone On-Campus Management seeks an Office Assistant for University Park Apartments at Salisbury University to support leasing, tours, renewals, and resident communications. You will help execute marketing and retention strategies in collaboration with the Director.

The role covers lead follow-up, occupancy targets, campus outreach, content maintenance for listings, and staff training while ensuring compliance with Fair Housing and university policies.

Qualifications

  • High school diploma or GED required.
  • 1-2 years of clerical or property management office operations.
  • Experience with social media management marketing and community tours.
  • Proficiency in Microsoft Word, Excel, and Outlook.
  • Ability to operate basic office equipment and perform typing and filing.
  • Strong leadership and communication skills.
  • Knowledge of fair housing regulations.
  • Ability to analyze occupancy data and develop strategic plans.
  • Ability to lift up to 35 pounds.

Responsibilities

  • Assist with leasing activities including lead follow-up, tours, applications, lease execution, move-ins, move-outs.
  • Maintain occupancy targets and execute lease-up strategies.
  • Implement outreach to Salisbury University students and families.
  • Help create annual marketing plan with digital ads, social media, campus partnerships and events.
  • Maintain rental listings with content, imagery, and pricing.
  • Coordinate marketing resources like virtual tours, floor plans, signage.
  • Oversee renewal campaigns and retention events.
  • Train front-desk staff on leasing materials.
  • Manage move-in/move-out communication and planning.
  • Prepare student key packets and process key returns.
  • Track lead sources, conversion rates, marketing ROI, weekly leasing stats.
  • Analyze competitor landscape and advise on pricing and promotions.
  • Ensure compliance with Fair Housing and university policies.
  • Maintain resident records and move-in/move-out checklists and keys.
  • Serve in on-call rotation for after-hours.
  • Oversee community towing with Residence Life Coordinator.
  • Serve as appeals officer for conduct decisions.
  • Assist with Community Assistant staff training.

Job description

Reports To: Director of Affiliated Housing

Location: University Park Apartments at Salisbury University

Compensation: $20.00-22.50 per hour and a comprehensive benefits package

FLSA Status: Non-Exempt

Summary

The Office Assistant assists with resident acquisition, tours, renewal programs, marketing strategy and execution, and support for resident communications and community engagement.

Key responsibilities
  • Assists with leasing activities such as lead follow-up, tours, application processing, lease execution, move-ins, and move-outs.
  • Maintain occupancy targets and execute lease-up strategies with Director.
  • Implement outreach to Salisbury University students and families.
  • Assists with creating an annual marketing plan that includes digital advertisement, social media, campus partnerships, campus events, and referral programs.
  • Maintain listings on rental platforms (as needed) and ensure accuracy of content, imagery, and pricing.
  • Coordinate and produce marketing resources such as virtual tours, floor plan materials, and signage in partnership with Director and Residence Life Coordinator.
  • Oversee renewal campaigns, incentives, and retention events in coordination with Resident Life.
  • Assists with training front-desk staff regarding leasing materials and information.
  • Manage move-in/move-out communication and planning.
  • Prepare student key packets and processes key return inventory.
  • Track lead sources, conversion rates, marketing ROI, and prepare weekly leasing statistics for Director.
  • Analyze competitor landscape and provide recommendations on pricing and promotions and current leasing numbers.
  • Ensure leasing practices comply with Fair Housing laws and university policies.
  • Maintain accurate resident records and move-in/move-out checklists, and keys
  • Serves in on-call rotation for after-hour emergencies.
  • Oversee community towing in conjunction with Residence Life Coordinator
  • Serves as appeals officer for conduct decisions
  • Assist with Community Assistant staff training
