Advice Personnel is seeking a Property Manager for a New York City residential rental portfolio with a semi-remote/on-site role. The candidate will lead day-to-day operations, tenant relations, and vendor management in a high-volume environment.

Responsibilities include coordinating repairs, maintaining compliance calendars, and overseeing rent collection and move-in/move-out processes. A strong background in housing regulations and record-keeping is essential, with bilingual Spanish a plus.

Qualifications

• Minimum 5+ years managing residential rental properties.
• Strong knowledge of housing regulations and rent control compliance.
• Experience handling tenant relations, conflict resolution, and detailed record-keeping.
• Familiarity with building systems oversight.
• Spanish language skills are a plus.

Responsibilities

• Serve as primary contact for residents and property operations, maintaining organized case files and communication logs.
• Coordinate repairs, unit inspections, and vendor access; track completion and documentation.
• Manage compliance calendars and case files with internal teams and external agencies.
• Oversee rent collection, payment follow-ups, and documentation for legal coordination.
• Supervise move-in/move-out and turnover processes, including schedules and vendor management.
• Ensure vendors are compliant and maintain insurance documentation.
