Job summary

Affect Group in New York seeks a driven Project Manager to oversee interior and ground-up construction projects in NYC. You own full project responsibility from preconstruction through closeout and serve as the lead representative with clients, consultants, subcontractors, and ownership.

The ideal candidate has 4+ years of PM experience with a general contractor, strong knowledge of NYC codes, and proficiency with Procore, MS Project, BIM tools, and Google Workspace.

Qualifications

• Bachelor's degree in Construction Management or related field.
• Minimum 4+ years of project management experience with a general contractor or CM-at-Risk; self-perform experience is a plus.
• Proven experience managing NYC-based projects ranging from $1M-$20M+.
• Strong knowledge of NYC building codes, DOB processes, and commercial construction delivery methods.
• Experience leading cross-functional project teams and mentoring direct reports.

Responsibilities

• Lead and manage the full life cycle of assigned construction projects, ensuring on-time, on-budget, and high-quality delivery.
• Oversee project governance including scope of work, schedule, risk register, QC plan, and communication plans.
• Conduct design reviews, identify risks, lead constructability analysis, and implement mitigation strategies.
• Serve as the primary point of contact for clients, consultants, subcontractors, and vendors, representing Affect with professionalism and authority.
• Build and lead high-performing internal teams, including APMs, engineers, and field personnel, providing coaching and performance feedback.
