Job summary

Structure Tone International is seeking a Night Superintendent in Philadelphia, PA to lead high-end renovations and construction projects. The role focuses on quality, client satisfaction, and profitability, with oversight of electrical, mechanical, and plumbing systems and a strong emphasis on coordination among owners, tenants, and professionals.

Qualifications

• Bachelor’s degree in construction management or construction science preferred.
• 7+ years of commercial construction management experience.
• Experience coming from sub-contractor world and with corporate interiors is a plus.
• Procore, Bluebeam and Microsoft Office familiarity.

Responsibilities

• Oversee electrical, HVAC, and plumbing systems through the construction process.
• Manage project staff and coordinate with owner, tenants, and professionals.
• Ensure timely completion of documentation and admin tasks.
• Review and coordinate MEP trades and inter-discipline collaboration.
• Monitor schedules and project spending; produce status and financial reports.
• Review bids, vendor/subcontractor qualifications, and final estimates.
• Process change orders and ensure subcontractors are informed.
• Close out documentation including warranties and record drawings.

Job Description

Structure Tone, part of the STO Building Group, is seeking a Night Superintendent in Philadelphia, PA.

The Superintendent is responsible for overall management and success of high-end, renovations and construction projects: quality, client satisfaction and profitability goals.

Responsibilities Include But Not Limited To

• Oversight of electrical, HVAC, and plumbing systems throughout the construction management process.
• Manage all staff assigned to project and relationship management among project owner, owner’s tenants and all professional groups involved.
• Oversee timely and accurate completion of all documentation and administrative aspects relating to project management execution.
• Oversee mechanical, electrical and plumbing trades and coordination
• Monitor schedules, spending and related.
• Complete or review project reports for accuracy, provide status and financial reports andproject schedules.
• Performs final review of constructions projects including bid reviews, bid procedures, vendor & subcontractor qualifications, final estimates, labor & materials takeoffs.
• Review of subcontractor and vendor invoices
• Approve payment or negotiate changes.
• Prepare and submit change orders for approval by clients and director of operations.
• Ensure subcontractors are advised of all change orders
• Prepare all close out documentation including warranty information, affidavits, record drawings,
• Ensure final payments are received from clients and appropriate invoices paid to subcontractors

Qualifications

• Bachelor’s degree in construction management or construction science is preferred
• 7+ years in commercial construction management
• Coming from the sub-contractor world, exposure to Corporate Interiors work desired.
• Experience with Procore, Bluebeam, and Microsoft Suite
