Job summary

Ace Hardware Corporation is seeking a New Business Market Development Manager for California. This role drives the market development process to grow Ace’s store footprint through new investments, conversions, and partnerships.

You will lead outreach to investors, retailers, and lenders, develop business plans, and guide actions from interest to application, including LOI, financing support, and Ace membership approvals. The position requires extensive travel and a valid U.S. driver’s license.

Qualifications

• Minimum of 5 years of experience in retailing, franchising, real estate or market development work.
• College Degree in business preferred but not required.
• Ability to develop, secure, and close a new store and/or conversion opportunity.
• Strong negotiation skills.
• Strong presentation skills to a variety of ‘audiences’ including investors, real estate brokers, lenders and existing Ace retailers.
• Interpersonal ability to create trust, respect and understanding.
• Business Acumen – understand the economics of business and retailing (Ability to interpret Business Financials).
• Understanding of the lease negotiation process.
• Strong grasp of capitalization and financing opportunities, methods and processes.
• Understanding of the balance between store density and cannibalization and the Ace brand.

Responsibilities

• Recruit, educate, and motivate potential candidates, retailers, investors, and conversion candidates.
• Execute operating procedures from Interest-to-Application, including LOI and financing support.
• Develop the market by pursuing opportunities in markets, sites, lenders, brokers, and public relations.
