Job summary

Greystar Worldwide, LLC, a leading global real estate platform, seeks a maintenance technician for two Charlotte communities. You will handle work orders, diagnose issues, and perform preventive maintenance.

This role requires EPA HVAC certifications, own tools, and a customer-service mindset. You will ensure cleanliness, safety, and high-quality upkeep across The Winnifred and The Winston, with on-site schedule and on-call rotations.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools and be skilled with hand/power tools.
• Ability to apply logical thinking to problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively for internal/external contacts.
• Proficiency in internet, word processing, spreadsheets, and database programs; PM system experience preferred.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Assist and complete work orders from resident requests, diagnose defects, and repair.
• Oversee make-ready process for vacant units; schedule vendors and inspect work.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Periodically inspect work by team members and contractors and implement corrective actions.
• Maintain inventory of spare parts and order supplies within budget guidelines.
• Complete monthly preventative maintenance procedures as per policy.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing rather than replacing parts.
• Conduct safety meetings and ensure OSHA compliance.
• Provide courteous, responsive customer service to residents and staff.
