Job summary

Valid8 Financial, Inc. is seeking a Maintenance Technician to keep apartments and rental properties in Tacoma in good working order. You will handle painting, turnover, repairs, landscaping, and general upkeep while adhering to health and safety guidelines.

The role requires independence, reliability, and the ability to work across properties within the portfolio, with occasional travel and weekend or evening shifts to respond to emergencies or deadlines.

Qualifications

• High school diploma or equivalent required.
• 2+ years of experience in general building maintenance or similar role preferred.
• Experience in multi-family or commercial property maintenance preferred.
• Basic knowledge of HVAC, plumbing, electrical, and general repairs.
• Ability to use standard tools and equipment safely and effectively.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and manage time efficiently.
• Good communication and interpersonal skills.

Responsibilities

• Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards.
• Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.).
• Conduct basic remodeling, construction as needed (drywall, painting, etc.).
• Maintain heating and plumbing systems to ensure functionality.
• Inspect alarm systems (fire, protection) and schedule repairs when needed.
• Perform manual repairs when necessary (fix locks, replace windows etc.).
• Undertake activities of pest control such as spraying insecticide.
• Conduct general upkeep procedures (e.g. landscaping, grounds) and other tasks as assigned (painting, carpentry etc.).
