Job summary

Valid8 Financial, Inc. is seeking a Maintenance Technician to uphold the condition and functionality of apartments and rental houses in the Tacoma area. You will perform tasks including painting, turnovers, repairs, and landscaping while adhering to health and safety guidelines.

The role requires an autonomous, detail-oriented individual capable of managing a day-to-day workload with reliability. Strong communication and teamwork will support efficiency across properties.

Qualifications

• High school diploma or equivalent required.
• 2+ years in general building maintenance or similar role preferred.
• Experience in multi-family or commercial property maintenance preferred.
• Basic knowledge of HVAC, plumbing, electrical, and general repairs.
• Ability to use standard tools and equipment safely and effectively.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and manage time efficiently.
• Good communication and interpersonal skills.

Responsibilities

• Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards.
• Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.).
• Conduct basic remodeling, construction as needed (drywall, painting, etc.).
• Maintain heating and plumbing systems to ensure functionality.
• Inspect alarm systems (fire, protection) and schedule repairs when needed.
• Perform manual repairs when necessary (fix locks, replace windows etc.).
• Undertake activities of pest control such as spraying insecticide.
• Conduct general upkeep procedures (e.g. landscaping, grounds) and other tasks as assigned (painting, carpentry etc.).

We are looking for a Maintenance Technician to maintain the good condition and functionality of apartments and rental houses in the Tacoma area. You will perform maintenance tasks such as painting, turnovers, repairs, landscaping etc. A Maintenance Technician is thorough, practical and has acute attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines.

Job Type: Full-time

Salary: $28.00 to $32.00 /hour

Reliable vehicular transportation, along with a current driver's license, and vehicle liability insurance.

Your own basic hand tools to accomplish tasks

Required Skills, Education, and Experience:

• High school diploma or equivalent required.
• 2+ years of experience in general building maintenance or similar role preferred.
• Experience in multi-family or commercial property maintenance preferred.
• Basic knowledge of HVAC, plumbing, electrical, and general repairs.
• Ability to use standard tools and equipment safely and effectively.

Physical Demands:

• Ability to lift and carry up to 50 lbs.
• Frequent standing, walking, bending, kneeling, and climbing ladders.
• Work in indoor and outdoor environments under varying weather conditions.
• This position may require travel between properties within the assigned portfolio. Some weekend or evening work may be required to respond to emergencies or meet deadlines.
• Driving: Valid driver’s license required for travel between properties or to attend meetings.

Compensation and Benefits:

The total compensation package includes eligibility for:

• Discretionary annual bonuses based on company and individual performance
• Monthly commission opportunities related to specific property or portfolio performance
• Monthly cell phone stipend of $55.00
• Auto allowance per pay period in lieu of mileage reimbursement
