Job summary

Smart Build LLC in Encinitas, CA, seeks an experienced Construction Project Manager to lead multifamily renovation, rehabilitation, and capital improvement projects from scope to closeout.

You will develop budgets, scopes, schedules, and cost tracking; conduct site inspections and progress meetings; and coordinate subcontractors across multiple sites. Strong communication, OSHA knowledge, and software fluency are required.

Qualifications

• 5+ years of construction project management experience, preferably in multifamily renovation, rehabilitation, unit turns, or capital improvement projects.
• Experience managing multiple projects or job sites simultaneously.
• Experience managing general contractors, subcontractors, vendors, and multiple construction trades.
• Experience developing and managing project budgets, scopes of work, schedules, and cost tracking.
• Strong understanding of construction processes, sequencing, and field operations.
• Working knowledge of OSHA safety standards; OSHA 10 or OSHA 30 certification preferred.
• Experience with construction/project management software; Smartsheet experience strongly preferred. Procore, Buildertrend, or MS Project experience is a plus.
• Strong organizational, documentation, problem-solving, and communication skills.
• Ability to work independently, prioritize multiple deadlines, and proactively resolve project issues.
• Valid driver's license and reliable transportation for regional multi-site travel.

Responsibilities

• Manage multiple concurrent multifamily renovation, rehabilitation, unit-turn, and CapEx projects from scope development through closeout.
• Develop and manage project budgets, scopes of work, schedules, and cost breakdowns.
• Conduct property inspections, site walks, progress meetings, and quality-control reviews.
• Coordinate unit turns, make-readies, punch lists/punch-outs, and final inspections.
• Monitor project progress and proactively address schedule, quality, material, or production issues.
• Track materials, inventory, deliveries, and subcontractor production across multiple sites.
• Source, qualify, vet, and manage general contractors, subcontractors, and vendors across multiple trades.
• Develop detailed scopes of work for competitive bidding and bid leveling.
• Review subcontractor bids, negotiate pricing and terms, and make vendor recommendations.
• Maintain complete project documentation and ensure timely visibility for clients.
