Job summary

Smart Build LLC seeks a seasoned Construction Project Manager to oversee multifamily renovation, rehabilitation, unit turns, and CapEx projects from scope development through closeout. You will manage budgets, schedules, scopes of work, site inspections, and quality control across multiple properties.

Responsibilities include coordinating subcontractors and vendors, tracking costs, ensuring OSHA safety compliance, and maintaining thorough project documentation using Smartsheet, Procore,

Qualifications

• 5+ years of construction project management experience in multifamily renovation or capital improvement.
• Experience managing multiple projects or job sites simultaneously.
• Experience with general contractors, subcontractors, vendors, and multiple trades.
• Experience developing and managing budgets, scopes, schedules, and cost tracking.
• Understanding of construction processes, sequencing, and field operations.
• OSHA safety knowledge; OSHA 10/30 preferred.
• Experience with Smartsheet; Procore/Buildertrend/MS Project a plus.
• Strong organizational, documentation, and communication skills.
• Ability to work independently and meet deadlines.
• Valid driver's license and regional travel.

Responsibilities

• Manage multiple concurrent multifamily renovation and CapEx projects from scope through closeout.
• Develop and manage project budgets, scopes of work, schedules, and cost breakdowns.
• Conduct property inspections, site walks, progress meetings, and quality-control reviews.
• Coordinate unit turns, make-readies, punch lists, and final inspections.
• Monitor project progress and address schedule, quality, material, or production issues.
• Track materials, inventory, deliveries, and subcontractor production across sites.
• Source and manage general contractors, subcontractors, and vendors across trades.
• Review bids, negotiate pricing and terms, and select vendors.
• Maintain complete project documentation including budgets, schedules, invoices, change orders.
• Ensure safety, quality, and compliance across sites.
