Job summary

Green Key Resources seeks an experienced Project Manager to oversee multifamily construction from preconstruction through closeout, managing budgets, schedules, contracts, and client relationships while coordinating with the Superintendent and project team.

The ideal candidate has 10+ years in ground-up multifamily or mixed-use projects, proficiency with Procore and Bluebeam, and a proven ability to lead teams to deliver projects up to $50M, with Midwest-based travel expected.

  • Experience with multifamily, student housing, mixed-use, or large-scale commercial construction.
  • Experience overseeing projects up to $50M.
  • Strong understanding of construction processes, contracts, scheduling, and project financials.
  • Experience with subcontractor buyout, change orders, RFIs, submittals, and project closeout.

Responsibilities

  • Manage multifamily construction projects from preconstruction through closeout.
  • Develop and maintain project schedules with the Superintendent and project team.
  • Establish, monitor, and maintain project budgets, cost reports, and financial forecasts.
  • Manage subcontractor procurement, buyout, contracts, change orders, and performance.
  • Review subcontractor scopes to identify gaps, overlaps, and potential risks.
  • Coordinate with owners, architects, engineers, consultants, and other stakeholders.
  • Lead project meetings and communicate progress, budget, and issues.
  • Review drawings, specs, submittals, RFIs, and other documentation.
  • Manage RFI and submittal processes and resolve issues promptly.
  • Review and negotiate change orders, pricing, and cost impacts.
  • Track project costs, commitments, billings, and forecasts.
  • Identify risks and develop solutions to keep on schedule and budget.

Job description

We are seeking an experienced Project Manager to oversee multifamily construction projects from preconstruction through final completion. This individual will be responsible for managing project budgets, schedules, contracts, subcontractors, and client relationships while working closely with the Superintendent and project team to successfully deliver each project.

The ideal candidate has experience managing ground-up multifamily construction, including wood-frame, podium, garden-style, or mixed-use residential projects, and possesses strong financial, organizational, and leadership skills.

Key Responsibilities
  • Manage multifamily construction projects from preconstruction through closeout.
  • Develop and maintain project schedules in partnership with the Superintendent and project team.
  • Establish, monitor, and maintain project budgets, cost reports, and financial forecasts.
  • Manage subcontractor procurement, buyout, contracts, change orders, and overall performance.
  • Review subcontractor scopes to identify gaps, overlaps, and potential project risks.
  • Coordinate with owners, architects, engineers, consultants, and other project stakeholders.
  • Lead project meetings and maintain clear communication regarding project progress, budget, schedule, and outstanding issues.
  • Review drawings, specifications, submittals, RFIs, and other project documentation.
  • Manage the RFI and submittal processes and ensure timely resolution of project issues.
  • Review and negotiate change orders, pricing, and potential cost impacts.
  • Track project costs, commitments, billings, and monthly financial projections.
  • Identify potential risks and develop solutions to keep projects on schedule and within budget.
  • Work closely with the Superintendent to coordinate field operations, subcontractor sequencing, manpower, and schedule milestones.
  • Maintain strong relationships with owners, subcontractors, design teams, and vendors.
  • Assist with contract administration and ensure compliance with project requirements.
  • Oversee project closeout, punch list completion, commissioning, turnover, and warranty requirements.
  • Provide regular project updates and financial reporting to senior leadership.
  • Mentor and support Assistant Project Managers, Project Engineers, and other project team members.
Qualifications
  • 10+ years of construction project management experience.
  • Previous experience with a general contractor preferred.
  • Experience managing multifamily, student housing, mixed-use, or large-scale commercial construction projects.
  • Experience overseeing projects up to $50M.
  • Strong understanding of construction processes, contracts, scheduling, and project financials.
  • Experience with subcontractor buyout, change orders, RFIs, submittals, and project closeout.
  • Strong understanding of construction plans, specifications, and contract documents.
  • Excellent written and verbal communication skills.
  • Strong organizational and problem-solving abilities.
  • Ability to manage multiple priorities in a fast-paced construction environment.
  • Proficiency with Procore, Bluebeam, Microsoft Office, or similar construction/project management software.
  • Bachelor's Degree in Construction Management, Engineering, Business, or a related field preferred.
  • Ability to travel (all work is Midwest based) - typical travel schedule is a few days a month.
