Job summary

Bruziv Partners LLC in Norton, OH is seeking a Property Manager to oversee a 259-unit multifamily property. You will handle tenant relations, leasing, marketing, budgeting, reporting and lead a maintenance/renovation team daily.

The role requires strong communication, organizational, customer service and computer skills, with proficiency in AppFolio and a track record of reliable, hands-on management.

Responsibilities

• Leasing: Follow up on all leads and schedule appointments for prospective tenant tours to maintain low vacancies.
• Prepare and submit purchase orders for approval of management prior to making purchases.
• Complete all rent payments bank deposits in a timely fashion (checks and online payments).
• Submit and schedule all payments of property invoices from vendors and record in AppFolio all income and expense transactions.
• Provide excellent tenant service; respond to tenant requests/problems promptly and coordinate work orders with vendors or maintenance staff; ensure 24-hour emergency coverage.
• Conduct periodic inspections (twice a year) of the property and tenant spaces to ensure lease compliance and upkeep.
• Maintain property and lease files per policy; prepare tenant lease files, records and notes.
• Assist with administering tenant occupancy including introduction letters on emergencies, insurance, and rent procedures.
• Become proficient with AppFolio; enter property information and establish reporting protocols; monitor key dates and reporting.
• Update social media, website and advertising platforms to reflect correct pricing and availability.
• Pursue renewals with a goal of high retention (50% or higher).
• Demonstrate sales-mindedness to convert prospects into residents.
