Job summary

PEM is seeking a Service Manager in Boerne, TX to lead day-to-day maintenance at a multifamily community. You will oversee HVAC, electrical, plumbing, and appliance repairs, while managing a maintenance team and coordinating with approved vendors to deliver high-quality, cost-efficient service.

Qualifications

• 3+ years of multifamily property maintenance experience with supervisory responsibilities.
• HVAC certification required; EPA Universal certification preferred.
• Knowledge of building systems including HVAC, plumbing, electrical, and appliances.
• Familiarity with OSHA safety standards and hazardous materials compliance.
• Strong leadership, communication, and vendor management skills.

Responsibilities

• Oversee and perform general maintenance including HVAC, electrical, plumbing, and appliance repairs.
• Lead maintenance team; hire, train, and supervise technicians, housekeepers, and groundskeepers.
• Develop and implement preventive maintenance programs and safety training.
• Respond to resident requests promptly and ensure quality unit turnover.
• Manage maintenance budgets and track expenditures; report weekly and monthly.
• Coordinate with vendors and contractors; document work and compliance.
