Job summary

Birchstone in Lewisville, TX is seeking a Make Ready Technician responsible for preparing apartment homes for new residents according to company standards. You will perform basic maintenance, complete service requests, and support capital improvement projects to keep communities in top condition.

The role requires coordinating with the Service Manager, meeting tight 5-day turnarounds, and working on-call for emergencies.

Qualifications

• High School Diploma or Equivalent required.
• Six months of maintenance experience or training.
• Experience in multi-family property maintenance preferred.
• Working knowledge of drywall, electrical, carpentry, plumbing, HVAC, painting, and locks.

Responsibilities

• Meet with Service Manager daily to review make readies and service requests; complete repairs and improvements within Birchstone’s checklist.
• Execute make-ready tasks within 5 business days; ensure apartments are ready prior to resident move-in.
• Support cost-cutting initiatives by prioritizing repairs over replacements when feasible.
• Inspect the community daily to maintain Birchstone standards and report unsafe conditions.
• Maintain grounds, common areas, and amenities; manage inventory of tools and supplies.
• Assist with capital improvement projects and special assignments as needed.
• Attend regular meetings with Service Manager and assist team members with maintenance questions.
• Work on-call shifts for emergencies and promptly respond to issues.
