YMP Real Estate Management, LLC. seeks a Maintenance Technician to perform day-to-day maintenance, repair, and make-ready work at a 200+ unit Class C multifamily community in Florida.

You’ll handle plumbing, electrical, HVAC, appliance repair, and carpentry while keeping real‑time records in Yardi Voyager 8 for move-outs, move-ins, and inventory. The role requires multitasking, strong communication with residents and management, and a commitment to safety and organized recordkeeping.

Qualifications

• High School education or equivalent.
• 3+ years of experience as a Maintenance Technician in property management.
• Experience at a Class C property with workforce housing and Section 8 Housing Choice Voucher residents.
• Hands‑on expertise across core maintenance trades, including painting, plumbing, appliance and garbage disposal repair, window treatment installation and repair, leak detection, and HVAC servicing.
• Working knowledge of electrical, carpentry, and general appliance repair.
• EPA certification (Type I, II, or Universal) preferred; HVAC certification a plus.
• Hands‑on knowledge of and experience with Yardi Voyager 8, including creating and closing work orders, tracking make‑ready status, and uploading documentation/photos.
• Ability to multitask and manage multiple work orders and priorities in a fast‑paced environment.
• Ability to work closely and communicate effectively with upper management and an engaged ownership group that visits the property weekly.
• Good customer service and follow‑up skills, with the ability to communicate clearly with residents and staff.
• Highly organized, with the ability to maintain accurate records and documentation.
• Available to work the schedule assigned as needed, including evenings, weekends, and on‑call/emergency coverage as required by property needs.
• Valid driver's license and reliable transportation preferred.

Responsibilities

• Walk units prior to move-out to assess condition and document damages in real-time.
• Take before/after pictures of move-outs and move-ins and upload to Yardi Voyager 8.
• Record newly installed appliances with serial numbers and unit numbers.
• Maintain make-ready status and track vacant units using Yardi Voyager 8.
• Create detailed work orders with unit, issue, materials, and time spent.
• Complete resident service requests/work orders promptly per policy.
• Perform skilled trades repairs including painting, plumbing, appliance repair, and HVAC servicing.
• Diagnose and repair electrical, plumbing, HVAC, carpentry, appliances, and building systems.
• Perform preventative maintenance on HVAC and other mechanical systems.
• Keep grounds and common areas in premier condition; report safety hazards or capital needs to management.
• Coordinate with management and ownership group to ensure property turns look good for visits.
• Adhere to safety policies and maintain organized inventory of tools and materials.
• Work schedule as needed, including emergency or after-hours coverage.
