POSITION: Maintenance Technician

FLSA: Non-Exempt

DEPARTMENT: Maintenance

POSITION SUMMARY

Reporting to the Regional Facilities Manager, the YMP REM Maintenance Technician is responsible for the day-to-day maintenance, repair, and make-ready operations at an assigned Class C conventional multifamily community of 200+ units that includes workforce housing and Section 8 Housing Choice Voucher residents. This role performs a wide range of skilled trade work including plumbing, electrical, HVAC, appliance repair, and general carpentry, while maintaining accurate, real-time records in Yardi Voyager 8 for move-outs, move-ins, make-ready status, work orders, and appliance inventory. The Maintenance Technician works closely with upper management and an engaged ownership group that visits the community weekly, and must be able to multitask, follow up consistently, and stay organized in a fast-paced environment.

GENERAL RESPONSIBILITIES

The Maintenance Technician's duties and responsibilities may include but are not limited to the following:

Move-Outs, Move-Ins & Documentation
  • Walk all units prior to move-out to assess condition and ensure any resident-caused damages are identified and addressed in real-time for full transparency with the resident.
  • Take before and after pictures of every move-out and move-in, documenting unit condition to protect both the resident and the community.
  • Upload all before and after move-in/move-out pictures to Yardi Voyager 8 in a timely manner.
  • Record all newly installed appliances in Yardi Voyager 8, including serial number and unit number, at the time of installation.
  • Ensure all appliance and materials purchases are made and approved in accordance with company policy prior to purchase.
Make-Ready & Work Order Management
  • Maintain make-ready knowledge and use Yardi Voyager 8 to track every vacant unit, keeping the status updated to reflect exactly where each unit is in the make-ready process.
  • Complete the make-ready process for vacant units, including punch-list repairs, painting, cleaning coordination, and final inspection, to prepare units for leasing within company-established timeframes.
  • Create detailed work orders in Yardi Voyager 8, ensuring all relevant information (unit, issue, materials used, time spent) is documented before the work order is closed.
  • Complete resident service requests/work orders in a timely manner, in accordance with company policy and priority level (emergency vs. routine).
Repairs & General Maintenance
  • Perform skilled trade repairs including painting, plumbing, garbage disposal repair, blinds installation/repair, leak detection and repair, and HVAC service and repair.
  • Diagnose and repair issues across electrical, plumbing, HVAC, carpentry, appliances, and general building systems.
  • Perform preventative maintenance on HVAC and other mechanical systems to reduce reactive repair needs.
  • Maintain grounds, common areas, and building exteriors, reporting any additional issues observed during daily rounds.
  • Pick up trash and debris from the grounds daily, ensuring the community's curb appeal and overall aesthetics remain at a premier standard.
  • Identify and promptly communicate any safety hazards, liability concerns, code violations, or capital project needs to the Property Manager and Regional Facilities Manager, and address them in accordance with company policy.
  • Maintain an organized inventory of tools, parts, and materials, and keep work and storage areas clean and orderly.
Scheduling & Collaboration
  • Work the schedule assigned as needed based on property needs, including availability for emergency, after-hours, or on-call service as required.
  • Work closely with upper management, the Property Manager, and the Regional Facilities Manager to prioritize and complete maintenance needs.
  • Communicate and coordinate directly with an engaged ownership group that visits the property weekly, ensuring the property and unit turns reflect well during those visits.
  • Provide excellent customer service and consistent follow-up with residents regarding the status of their service requests.
  • Adhere to and comply with all company safety policies, procedures, and use of safety equipment/appliances as required.
  • Maintain working knowledge of Fair Housing laws as they pertain to maintenance and resident interactions.
  • Performs other duties as assigned.

QUALIFICATIONS & EDUCATION

  • High School education or equivalent.
  • 3+ years of experience as a Maintenance Technician in the property management industry, including experience at a community of 200+ units.
  • Experience working at a Class C property with workforce housing and Section 8 Housing Choice Voucher residents.
  • Hands-on expertise across core maintenance trades, including painting, plumbing, appliance and garbage disposal repair, window treatment installation and repair, leak detection, and HVAC servicing.
  • Working knowledge of electrical, carpentry, and general appliance repair.
  • EPA certification (Type I, II, or Universal) preferred; HVAC certification a plus.
  • Hands-on knowledge of and experience with Yardi Voyager 8, including creating and closing work orders, tracking make-ready status, and uploading documentation/photos.
  • Ability to multitask and manage multiple work orders and priorities in a fast-paced environment.
  • Ability to work closely and communicate effectively with upper management and an engaged ownership group that visits the property weekly.
  • Good customer service and follow-up skills, with the ability to communicate clearly with residents and staff.
  • Highly organized, with the ability to maintain accurate records and documentation.
  • Available to work the schedule assigned as needed, including evenings, weekends, and on-call/emergency coverage as required by property needs.
  • Valid driver's license and reliable transportation preferred.
LANGUAGE ABILITY

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, ownership, investors, clients, customers, and the general public.

MATH ABILITY

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages and area. Understand basic accounting principles and be able to read and interpret basic financial statements.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret a variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables simultaneously.
