Job Description:
The full-time Maintenance Technician will support the Maintenance Supervisor or serve as a lead in their absence, performing technical, repair, maintenance, and mechanical work at the property. The role ensures the company's standards for cleanliness, appearance, safety, and overall functionality are met. It involves hands-on maintenance of apartment communities, including inspection, repair, and general maintenance of interiors and exteriors.
Primary Duties and Responsibilities:
- Collaborate with the Maintenance Supervisor and Property Manager to develop standards for grounds, amenities, building exteriors, units, hallways, elevators, signage, and common areas.
- Assist in preparing vacant apartments for leasing and move-ins, including inspections, creating punch lists, scheduling contractors, and completing maintenance tasks.
- Respond to service requests and schedule maintenance activities.
- Maintain clear communication with the Maintenance Supervisor and Property Manager.
- Conduct daily inspections for maintenance issues, cleanliness, and hazards.
- Inspect work by contractors and vendors to ensure quality and compliance.
- Manage inventory of spare parts and maintenance materials, coordinating with the Maintenance Supervisor for ordering within budget.
- Coordinate annual tests with contractors (e.g., fire, sprinkler, elevator).
- Perform repairs across various systems including HVAC, electrical, plumbing, and appliances.
- Monitor and clean pool equipment, ensuring compliance with codes.
- Maintain cleanliness of clubhouse and pool restrooms daily.
- Assist with snow and ice removal as needed.
- Help develop budgets for repairs and maintenance.
- Complete preventative maintenance tasks monthly.
- Participate in emergency on-call shifts and after-hours maintenance.
- Paint and clean vacant units or common areas as required.
- Work with leasing staff to ensure units are ready for new tenants.
- Maintain strong communication with team members.
- Identify and recommend new vendors/subcontractors with management approval.
- Perform trash management tasks and learn the smart-lock system mechanics.
- Perform additional tasks as directed by Ownership/Management or the Maintenance Supervisor.
Organizational Responsibilities:
- Participate in rotating emergency on-call shifts.
- Practice proper safety procedures.
- Complete continuing education courses such as Fair Housing as directed.
Skills:
- Excellent customer service and communication skills.
- Proficiency in plumbing, electrical, painting, drywall repairs, and general maintenance.
- Ability to use internet, email, Microsoft Word, and Excel for record-keeping and reporting.
- Effective reading, writing, and communication skills.
- Strong problem-solving and time management abilities.
- Knowledge of Fair Housing Laws.
- Analytical skills for maintenance issues.
Physical Requirements:
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
- Visual ability to view screens and devices for extended periods.
- Work outdoors and indoors in various weather conditions.
- Lift and maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
