Job summary

Colonial Group is seeking a Maintenance Technician to uphold the property's physical integrity across buildings, grounds, and amenities in Virginia Beach. You will perform routine maintenance, respond to resident requests, and support safe, efficient operations.

The role requires HVAC/plumbing/electrical skills, on-call availability, and attention to safety. You will coordinate with vendors, inspect work, and help prepare units for new residents.

Qualifications

• One year of general maintenance experience (plumbing, electrical, carpentry).
• HVAC certification preferred; EPA Type I/II or Universal refrigerant certification required.
• Multifamily (apartment) maintenance experience highly desired.
• Must be available for emergency on-call, including evenings and weekends.
• Valid driver’s license for property access.
• Must be customer-service oriented with residents.

Responsibilities

• Perform technical and mechanical maintenance including plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement.
• Respond to resident service requests promptly and track repairs using a work order system.
• Conduct preventative maintenance and repairs to ensure safe operation of the property.
• Prepare vacant units by inspections, punch lists, scheduling contractors, repairs, and quality checks.
• Maintain amenity areas (breezeways, pools, common spaces) through cleaning, trash removal, pressure washing, and painting.
• Manage maintenance tools and materials, track inventory, and notify supervisors for reorder needs.
• Repair rather than replace parts to control costs and use resources efficiently.
• Attend safety meetings and complete OSHA training; report incidents.
• Inspect work by vendors or contractors for quality and scope compliance.
• Assist in property inspections to identify maintenance needs and upkeep requirements.
