Job summary

Independent Management Services in Cottage Hills, IL is seeking a Maintenance Technician to handle resident service requests and preventive maintenance across our communities.

You will recondition vacant units, perform painting and basic repairs, maintain grounds, and ensure a clean, well-groomed appearance. The position requires owning essential tools, strong customer service, and the ability to prioritize workloads. On-call coverage may be required.

Qualifications

• Customer service oriented and able to communicate clearly.
• Working knowledge of basic maintenance concepts (plumbing, repair, etc.).
• Must own a basic set of tools to perform tasks.
• Ability to prioritize work orders and projects.
• Strong troubleshooting and problem‑solving skills.

Responsibilities

• Complete resident service requests and preventive maintenance tasks.
• Recondition vacant units, including painting, basic repairs, and cleaning.
• Ensure property grounds are well-groomed and free of litter and clutter.
• Perform after-hours, weekend, and holiday on-call duties in rotation with other maintenance personnel.
• Respond to resident requests to ensure 24-hour emergency service.
• Monitor inventory and maintenance supplies as necessary.
• Snow removal includes salting main roads, walkways, and parking areas.
• Create and maintain a well-groomed community appearance.
