Job summary

Cottonwood Residential in Utah is hiring a Maintenance Technician II for Fox Point at Old Farm Apartments. You will diagnose and repair plumbing, electrical, HVAC, appliances, and carpentry, perform preventative maintenance, and assist with make-readies to keep homes safe and functional.

Work with the Maintenance Supervisor, deliver high‑level resident service, follow OSHA and safety standards, and participate in on‑call rotations.

Qualifications

High school diploma or equivalent required.
Valid driver’s license and reliable transportation required.
2+ years of experience in multifamily property maintenance required.
EPA Certification (Type II or Universal) required.
Strong working knowledge of HVAC systems, plumbing, electrical, pool/spa maintenance, and appliance repair.
CPO is preferred.
Ability to diagnose and resolve maintenance issues independently.
Experience with preventative maintenance programs and property upkeep.
Strong problem-solving skills and attention to detail.
Professional attitude with a strong customer service mindset.
Ability to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and procedures.
Ability to communicate effectively with residents, vendors, and team members.
Ability to provide basic tools needed for maintenance work, including HVAC gauges if certified.
Availability to work standard community hours, including evenings and weekends.
Availability to participate in an on‑call rotation and provide after‑hours emergency services with the support of the Maintenance Supervisor.

Responsibilities

Perform maintenance and repairs across plumbing, electrical, HVAC, appliances, and carpentry.
Diagnose issues and escalate complex repairs as needed.
Conduct preventative maintenance on building systems and equipment.
Service and maintain HVAC systems (furnaces, air conditioners, heat pumps).
Repair and maintain residential appliances and plumbing/electrical fixtures.
Assist with make-ready processes for new residents.
Maintain cleanliness of property and common areas; supervise grounds and amenities.
Walk the community to ensure safety and cleanliness; operate tools for maintenance tasks.
Support pool/spa maintenance, inspections, and safety checks.
Document completed tasks in property management systems and communicate progress to supervisor.
