Qualifications

• Minimum of 3 years experience as Service/Maintenance Manager or Supervisor.
• Experience in leading a team and managing assigned work while overseeing a team.
• High School diploma or equivalent is preferred.
• Strong experience in leadership and team management skills.
• Experience in maintenance/reporting within multifamily or property management.
• HVAC and CPO certifications are required.
• Experience in electrical and plumbing to diagnose and resolve related issues.
• Past experience with carpentry and sheetrock.
• This position requires on call responsibilities to handle maintenance emergencies.
• Achieve Fair Housing certification prior to interaction with prospects or residents.
• Knowledge of OSHA laws and regulations.
• Participate in training to comply with new or existing laws.
• Excellent leadership skills and ability to motivate team members
• Strong organizational, problem-solving, and analytical skills
• Ability to manage priorities, workflow and delegate tasks

Responsibilities

• Manages the physical operations of the community including Housekeeping, grounds and capital projects, HVAC, appliances, maintenance equipment, external contractors, plumbing, pool operations, and electrical systems.
• Maintains constant communication with team members regarding maintenance needs and timely response to requests.
• Partners with vendors and outside contractors to review/ develop renovation and new construction plans as needed.
• Monitors inventory levels; coordinates with Community Manager to authorize purchase orders for supplies and equipment.
• Ensures all fire and safety inspections are completed.
• Ensures compliance with safety policies, city and state building codes.
• Directs maintenance team and oversees assigned work independently.
• Implements and monitors department budget with Community Manager.
• Trains, supervises, motivates, and develops maintenance staff; manages schedules and workflow.
• Supervises work orders and make-ready apartments to ensure resident satisfaction.
• Supervises Pool Maintenance activities and chemical levels.
