Multifamily Community Manager: Lead Teams & Budgets

Job summary

Atlantic Housing seeks a Community Manager to oversee on-site multifamily properties, including Tax Credit communities. You will lead the on-site team, ensure policy compliance, and drive occupancy and revenue goals.

You will report to the Regional Manager, prepare regular cash flow and budget reports, and manage capital projects while maintaining excellent resident relations and service delivery.

Qualifications

• At least 3 years on-site multifamily property management experience, including Tax Credit communities.
• Leadership development program completion (preferred).
• High School degree or equivalent (Required).
• Professional designation or certification indicating property management expertise (e.g., CPM, ARM, CAM, TCS, HCCP, SCHM, or equivalent).
• Prior experience with affordable housing programs (income and rent restrictions, LURA and/or Tax Credit compliance).
• Proficiency with Yardi or similar property management software.

Responsibilities

• Supervise on-site staff to ensure policy and procedure implementation.
• Prepare accurate and timely reports detailing cash flow, budget variances, market studies, and business strategies.
• Assist in developing annual budgets and managing expenses to meet revenue and occupancy goals.
• Review capital replacement plans with Regional Manager to ensure budget alignment.
• Maintain knowledge of local market and develop tailored marketing plans.
• Solicit bids and negotiate with vendors.
• Lead on-site staff in customer service and tenant relations.
• Monitor resident services and support the Foundation’s mission.
• Lead on-site in evictions and routine legal matters.
• Stay abreast of Fair Housing, EEO, OSHA, and ADA regulations and ensure compliance.
• Assist in process improvements and policy revisions.
• Review staff performance and compensation decisions.
• Conduct regular site inspections to ensure marketability and upkeep.
• Ensure cross-training to maintain department operations.
