Job summary

Dominium is seeking an on-site Community Manager for a 180-unit apartment community in Dickinson, TX. You will oversee daily operations, occupancy goals, resident relations, and staff supervision to maintain curb appeal, compliance, and financial performance.

Ideal candidates have 3+ years in multifamily property management, knowledge of housing programs (Section 8, Vouchers, etc.), and strong communication, time management, and leadership skills.

Qualifications

• 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience.
• Acquired ARM/COS/RAM or similar designation is preferred.
• Three years of multifamily property management experience required; tax credit experience preferred.
• Strong verbal and written communication skills (English) and ability to speak in front of groups.
• Must be reliable and have exceptional time management and organizational skills.
• Must be able to think independently, work with minimal supervision, and coach, mentor and manage others.

Responsibilities

• Maintain daily operations and support various duties to ensure curb appeal and cleanliness.
• Meet with staff to discuss occupancy goals, renewals, and projections; conduct orientation and training.
• Hire, supervise and evaluate staff; manage performance records and HR interactions.
• Foster resident relations and resolve issues in a timely, fair manner.
• Oversee budgeting, purchasing procedures and accounting directives; communicate variations.
• Collect rent and manage move-ins/outs, including chargebacks when applicable.
• Process applications per designated housing programs (Section 8, Vouchers, etc.).
• Keep safety and audit records; maintain property management databases and reports.
• Respond to internet leads; coordinate with Marketing and track weekly metrics.
• Supervise contractors and vendors; ensure quality work per contracts and policies.
• Stay updated on federal, state, and local laws affecting property management.
