Job summary

Portlandchristian in Louisville seeks a Facilities Supervisor to lead residential maintenance across multiple properties. You will supervise technicians, schedule work orders, and ensure safety and quality in HVAC, plumbing, electrical, and structural systems.

The role combines hands-on diagnostics with vendor management, preventive maintenance, and after-hours emergencies on a rotating basis. A strong mechanical background and mentoring skills are essential to keep our portfolio operating

Qualifications

• 3 to 5+ years in facilities maintenance with supervisory or mentoring experience.
• HVAC troubleshooting and repair capability; EPA certification preferred.
• High school diploma or equivalent; technical trade certifications are a plus.
• Ability to use digital work-order management software, communication tools, and email.

Responsibilities

• Plan, schedule, and direct daily work orders and turnover preparation across multiple property sites.
• Train, coach, and support technicians and apprentices in best practices, safety procedures, and quality standards.
• Prioritize daily service calls based on urgency, scope, technician skill, and resource availability.
• Participate in interviewing, hiring, onboarding, and ongoing employee performance development.
• Perform hands-on diagnostics and complex repairs for residential HVAC, plumbing, electrical, and structural systems.
• Personally inspect maintenance issues before calling outside contractors to evaluate internal resolution.
• Conduct quality-assurance checks on completed work orders and vacant unit turns prior to resident move-in.
• Build relationships with external contractors, obtain competitive bids, scope projects, coordinate access, and inspect vendor work.
• Maintain organized inventory systems, supply levels, tools, equipment, and dedicated maintenance workshops.
• Implement structured preventive maintenance programs across all building systems and common areas.
• Identify structural risks, safety hazards, or deferred maintenance needs and report findings to property management.
• Participate in a rotating after-hours emergency response schedule.
