Avanath Capital Management, LLC is seeking a Maintenance Supervisor in Portland to lead maintenance staff, coordinate vendor work, and ensure high-quality resident service and curb appeal. The role emphasizes safety, scheduling, and proactive upkeep across the community.

The ideal candidate has multifamily maintenance and supervisory experience, with strong skills in plumbing, HVAC, electrical, and carpentry, plus a valid driver’s license and on-call availability.

Qualifications

• At least 3 years of multifamily property maintenance experience.
• One year of supervisory experience required.
• Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
• HVAC and CPO certifications are highly desired.
• Valid Driver’s License.
• Very strong organizational skills and ability to handle multiple priorities.
• Solid interpersonal and customer service skills.
• Must be available for on-call and weekend work.

Responsibilities

• Provide maintenance and repairs to ensure quality move-in, timely service, and curb appeal.
• Oversee assigned staff and vendor activities in coordination with Community Manager.
• Coordinate, schedule, and respond to work orders from residents and management.
• Inspect grounds and buildings daily to identify hazards and maintenance needs.
• Maintain inventory and equipment, adhering to budget guidelines.
• Maintain preventative maintenance programs and proper safety practices.
• Ensure unit inspections and property compliance with policies and codes.
• Lead safety meetings and promote OSHA-compliant practices.
• Provide direction to maintenance staff and participate in on-call emergencies.
