Job Description

The Multi-site Property Manager will assist in monitoring company policies and procedures related to property management; responsible for training, development, and supervision of Property Managers, and share responsibility for maintaining the physical asset and performance of assigned properties. This position also includes assisting with special projects as needed. Travel is required.

Reports To: Regional Property Supervisor

Position Type: Full-Time

Location: Pomona & Los Angeles, CA

Pay Rate: $22.00 to $24.00 hourly + $300 monthly auto allowance

Unity Type: 2 Bedroom (FREE)

Essential Functions
  • Attend Weekly L 10 meetings and collect minutes.
  • Understand and follow property deadlines.
  • Manage Deposit Accounting Procedure on a weekly basis and ensure checks are mailed out within 21 days, per CA State Law.
  • Perform quarterly file audits to confirm condition and contents adhere to BFPM standards.
  • Resolve relation issues.
  • Explain ledgers as needed.
  • Perform ledger audits.
  • Serve routine notices.
  • Manage property maintenance and related projects.
  • Conduct routine record keeping and maintain accurate records in the company system.
  • Inspect properties to ensure high standards; evaluate maintenance, grounds, and housekeeping operations for efficiency.
  • Inspect vacant apartments for market readiness.
  • Perform leasing duties when assigned, including pre-leasing.
  • Execute corrective programs for apartment communities.
  • Perform property inspections.
  • Prepare annual operating and capital budgets; monitor and recommend on budget performance; assist with monthly reports.
  • Review and approve expenditures within budget guidelines.
  • Act as primary liaison between Owner or Owner’s Representative and BFPM when needed.
  • Use established communication systems to coordinate between Property Managers, Regional Supervisors, and the Corporate Office.
  • In the absence of a Manager, serve as the main point of contact while a permanent Manager is being appointed.
  • Travel is required; must have reliable transportation for site audits.
  • Assist with other tasks as assigned.
Requirements

Skills required include, but are not limited to:

  • At least 3 years managing apartments (Required)
  • At least 1 year managing staff (Required)
  • Yardi experience (Required)
  • Knowledge of California Property Management Policies and Procedures
  • Knowledge of property maintenance, marketing, and insurance
  • Strong verbal and written communication skills; supervisory, personnel management, and organizational skills
  • Ability to delegate, problem-solve, and communicate property management methods
Travel and Physical Requirements

Travel Requirements: Moderate travel; reliable transportation required; work onsite approximately 75% of the time. Travel requirements may change.

Physical Requirements: Ability to lift up to 35 lbs; wear face covering when working with the public or in close proximity to others. Reasonable accommodations available for individuals with disabilities.
