Job summary

American Property Management seeks a Maintenance Technician for Terravista, Briarstone, and Bellamonte Apartments in Tacoma, WA. The role requires on-site presence Tuesday–Saturday, with a focus on keeping units rent-ready, performing turnovers, and maintaining property grounds and systems.

Qualifications

• 1+ years’ experience in multifamily or hotel maintenance within the last 10 years.
• Experience in unit turn process from start to finish.
• Experience tracking and maintaining inventory.
• Own basic hand tools – power tools provided by the company.
• Excellent customer service to residents and/or customers.
• HVAC certification preferred.
• Driver's license required.
• CPO certification preferred (Pools).
• High school diploma or GED required.
• Strong attention to detail and organizational abilities.
• Proficient communication and teamwork.
• Positive, collaborative attitude.
• Fluent in English.
• CapEx project oversight in a multi-family setting.
• Strong multi-project management skills.

Responsibilities

• Evaluate quality of work with discretion and sound judgment.
• Assist in getting units rent-ready.
• Adhere to safety requirements at all times.
• Safely use chemicals and equipment as part of duties.
• Maintain grounds, work and storage areas and dumpster areas to meet curb appeal standards.
• Paint and clean as needed to ensure timely unit turnover.
• Ensure lawns are mowed and walkways are clear.
• Ensure equipment is serviced regularly for safe operations.
• Be on-call for emergencies or snow removal.
• Enforce all company policies as per Operations Manual.
• Clean units as needed.
