Job summary

Van Metre Companies, Inc. is seeking a Multi-Site Service Manager to oversee maintenance at two apartment communities in Spring Lake, NC: Village on the Lake and Stone Gate.

You will supervise the maintenance team, coordinate electrical, plumbing, carpentry, and appliance repairs, and ensure compliance with state and federal programs under the Property Manager and Director of Facilities. The role requires 3+ years in maintenance supervision, EPA/CFC certification, and strong knowledge of HVAC,

Qualifications

• 3+ years’ maintenance supervisor experience.
• 3+ years of prior supervisory experience.
• EPA Universal/CFC certification required.
• CPO required.
• Strong understanding of appliance, electrical and plumbing repair.
• Basic knowledge of HVAC and electrical circuitry.
• Current on OSHA, building and safety standards.
• Provide own basic tools and be knowledgeable and skilled in the safe use and maintenance of tools.
• Valid drivers’ license.

Responsibilities

• Manage maintenance team members.
• Oversee electrical, plumbing, carpentry work, appliance repair and painting.
• Organize and manage the different programs required by State and Federal Jurisdictions.
• Meet with and direct contractors as needed.
• Work closely with the Property Manager to ensure all areas of the property are maintained to the Van Metre standards.
• Manage the facility side of the budget.
• Repair and treat structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
• Keep informed of pending vacant units and schedule all the vendors for the make ready process.
• Manage the daily flow of service requests.
• Submit the required weekly reports to the corporate office.
• Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems.
• Responsible for managing and carrying out 24 hour emergency maintenance schedule.
• Schedule and complete preventative maintenance program.
• Coordinate special projects as directed.
