Job summary

Morgan Properties is seeking a Service Manager to oversee maintenance at Forsythia Court and Annhurst properties in Abingdon and Belcamp, MD. You will lead daily operations, coordinate vendors, and ensure timely work orders while upholding high standards of quality and safety.

The role emphasizes strong leadership, hands-on maintenance, and collaboration with property management across two neighboring communities. A valid driver’s license and HVAC knowledge are preferred.

Qualifications

• Experience leading maintenance teams in multifamily communities.
• Strong troubleshooting in HVAC, electrical, plumbing, and appliances.
• Experience overseeing make-readies, turns, and preventive maintenance.
• Ability to manage multiple sites and coordinate with vendors and property teams.

Responsibilities

• Lead daily maintenance operations across Abingdon and Belcamp communities.
• Prioritize workloads and maintain high work-order compliance.
• Troubleshoot and repair HVAC, electrical, plumbing, and appliances.
• Coordinate vendors and ensure timely completion of work orders.
• Partner with property management and regional leadership on priorities.
• Manage maintenance inventory, tools, and supplies.
• Inspect buildings, grounds, and vacant units.
• Support capital projects and make-readies.
• Provide hands-on leadership with accountability.
