Job summary

Village Capital & Investment LLC, based in Henderson, NV, seeks a Mortgage Foreclosure Specialist to manage daily defaulted loan progressions through foreclosure and alternative resolutions.

You will coordinate with retained foreclosure attorneys, review pleadings and documents, and ensure compliance with investor guidelines and applicable laws while maintaining detailed records for management and investors.

Qualifications

• Experience in mortgage servicing, default management, or related field (1+ year).
• Knowledge of foreclosure process, bankruptcy procedures, and investor guidelines (FNMA, FHLMC, HUD, VA).
• Proficiency with mortgage servicing software and MS Office applications.

Responsibilities

• Monitor and manage a portfolio of defaulted mortgage loans from referral through foreclosure sale or alternative resolution.
• Coordinate with retained foreclosure attorneys and review legal documents, affidavits, and pleadings.
• Ensure actions comply with state, federal, local regulations and investor guidelines (Fannie Mae, Freddie Mac, FHA, VA).
• Track foreclosure Milestones and deadlines to mitigate risk and avoid penalties.
• Order and review title reports; identify defects and work with counsel to resolve issues pre-foreclosure.
• Maintain accurate system records and prepare regular status reports for management and investors.
• Coordinate with loss mitigation team to place foreclosure holds when considering modifications or short sales.
