Job summary

Opendoor is building a new mortgage lending business and seeks a Compliance Manager to own regulatory compliance across our multi-state mortgage operation. This foundational hire will help build the compliance infrastructure from the ground up and report to the Legal team.

Qualifications

• Experience in mortgage compliance at a non-bank lender, mortgage company, or regulator.
• Expert-level knowledge of multi-state NMLS licensing for entities and individuals.
• Hands-on experience preparing HMDA LAR filings, NMLS Mortgage Call Reports, and state reports.
• Strong understanding of end-to-end mortgage origination.
• Experience managing a CMS with policy maintenance, training, and complaints.

Responsibilities

• Own and administer the CMS for the mortgage operation, including policy development and training.
• Manage multi-state NMLS licensing, applications, amendments, renewals, and surety bonds across 47+ states.
• Prepare and submit HMDA LAR filings, NMLS MCRs, and state reports.
• Resolve day-to-day loan-level compliance issues in a fast-paced origination environment.
• Lead preparation for regulatory examinations and remediation of findings.
• Track and implement regulatory changes affecting mortgage origination.
• Manage BSA/AML compliance program requirements; serve as AML Compliance Officer.
• Support compliance for title/escrow operations as the business scales.
• Partner with legal, operations, and tech to find compliant, fast-moving solutions.
