Job summary

Opendoor is standing up a new mortgage lending business and seeks a Compliance Manager to own regulatory compliance across our multi-state mortgage operation. You will help build and manage the compliance infrastructure from the ground up, reporting to Legal and collaborating with mortgage operations, licensing, and leadership to stay within guardrails while supporting a tech-forward lending platform.

Qualifications

• Mortgage compliance experience at a non-bank lender, mortgage company, or regulator.
• Expert-level knowledge of multi-state NMLS licensing for entities and individuals.
• Hands-on HMDA LAR filings, NMLS MCR, and state reports experience.
• Strong understanding of end-to-end mortgage origination process.
• Experience managing a CMS including policy maintenance and training.
• Track record of regulatory examinations from prep to remediation.
• Working knowledge of BSA/AML requirements (SAR/CTR).
• Comfort using AI tools to support compliance workflows.

Responsibilities

• Own and administer the Compliance Management System (CMS) for mortgage operation.
• Manage multi-state NMLS licensing including applications, amendments, renewals, and bonds.
• Prepare and submit HMDA LAR filings, NMLS MCRs, and state reports.
• Resolve day-to-day loan-level compliance issues in a high-volume origination environment.
• Lead preparation and management of regulatory examinations and remediation actions.
• Track regulatory changes and adapt processes proactively.
• Manage BSA/AML program requirements and act as AML Compliance Officer.
• Support title/escrow compliance needs as the business scales.
• Collaborate with Legal, Operations, and Tech to enable fast, compliant growth.
