Job summary

Loenbro Southwest is seeking an Assistant Project Manager to run defined portions of projects on-site under Project Manager oversight. The role includes owning delegated scope, managing costs, procurement, and documentation for projects typically under $2M.

The position develops future Project Managers by granting accountability before authority, with written scope at kickoff and ongoing PM guidance. Travel to project sites is common.

Qualifications

• 3–7 years in construction, typically progressing from Project Engineer.
• Ownership of cost coding, forecasting and change documentation on a live project.
• Experience with subcontract administration, procurement and pay applications.
• Ability to read civil, structural, mechanical, piping and electrical drawings.
• MSHA Part 46/48 training and OSHA 30.

Responsibilities

• Own the cost, progress and documentation of the delegated scope written at kickoff.
• Report on delegated scope at weekly project meetings: cost position, progress, issues and risks.
• Escalate anything outside delegated scope to the Project Manager.
• Maintain cost coding, quantity roll-up and earned-value reporting for the delegated scope.
• Prepare monthly cost forecast and estimate at completion; Project Manager consolidates the total.
• Prepare monthly accrual and progress billing backup for PM review.
• Identify potential changes and assemble pricing, backup and labor/equipment build-up for review.
• Draft change order documentation and track the change log; participate in client negotiations when led by PM.
• Issue purchase orders and administer subcontracts within the authority; prepare above-threshold commitments.
• Administer subcontractor documentation, scope, pay applications and closeout.
• Own long-lead item tracking and delivery risk reporting for delegated scope.
• Maintain schedule updates and progress data for the delegated scope; PM owns the schedule of record.
• Support recovery planning and time-impact documentation with data.
• Direct the Project Engineer(s) assigned to delegated scope.
• Interface with client project staff on delegated matters; refer others to PM.
• Support Superintendent’s execution and resource security.
• Assist in training and permit compliance verification; participate in incident investigations.
• Purchase orders, rentals and subcontract commitments up to $25,000 per commitment.
• Approve timecards, invoices and pay apps within delegated scope.
• No authority to authorize work outside contracted scope; PM retains authority.
• No authority to negotiate or commit change order value with client.
• Unlimited stop-work authority.
• This role supports but does not own certain client-facing functions; accountability lies with the PM.
