Job summary

Hirschler, a dynamic, multispecialty law firm, seeks an experienced associate for our Commercial Real Estate Practice with emphasis on land use, rezonings, and related regulatory matters.

The role is based in our Tysons or Fredericksburg office, with immediate client contact and substantial responsibility in drafting, reviewing, and negotiating purchase agreements, leases, and development-related documents.

Qualifications

• Admission to Virginia Bar is required.
• Strong writing and analytical skills are essential.
• Excellent communication abilities and a collaborative mindset are necessary.
• Experience advising on land use, zoning, and entitlements under Virginia law.
• Experience pursuing rezonings, CUPs, variances, proffers and related approvals.
• Experience representing clients before planning commissions and zoning boards.

Responsibilities

• Draft, review, and negotiate sale/purchase agreements and leases.
• Assist with development-related agreements and loan documents.
• Coordinate due diligence including title and survey reviews.

Hirschler, a dynamic, multispecialty law firm headquartered in Richmond, Virginia, is seeking an experienced associate to join our growing Commercial Real Estate Practice with a primary focus in land use, entitlements, rezonings, and related regulatory and transactional matters. This is an excellent opportunity to become part of a collaborative team that handles complex land use and entitlement matters. This person can be based in our Tysons or Fredericksburg office.

About the Role

As a member of our Commercial Real Estate Practice, you will work closely with clients and colleagues on a broad range of transactions, including acquisition, leasing, development, financing, and zoning and land use matters. You will have immediate opportunities for client contact and meaningful responsibility, including involvement in drafting, reviewing, and negotiating sale and purchase agreements, commercial leases, development-related agreements and loan documents, and handling related diligence efforts such as title and survey reviews.

Ideal Candidate Will Have:

• Admission to practice in Virginia
• Strong writing and analytical skills
• Excellent communication abilities and a collaborative mindset
• Experience advising clients on land use, zoning, and entitlement matters under Virginia law and local ordinances
• Background preparing and pursuing applications for rezonings, conditional use permits, special exceptions, variances, proffers, and other land use approvals
• Experience representing clients before planning commissions, boards of supervisors, zoning appeals, and related governmental entities
• Ability to conduct acquisition, development and land use due diligence for commercial real estate transactions, including site planning, subdivision, and development approval matters
• Background negotiating with local government staff, elected officials, and community stakeholders
• Experience coordinating with engineers, planners, traffic consultants, environmental specialists, and other technical experts in land use matters
