Job summary

Comfort Systems USA Southwest seeks an experienced Project Manager to lead mechanical, plumbing, and sheet metal construction projects from conception to closeout. Under the mentorship of the Project Manager, you will plan, direct, and coordinate activities, manage budgets and schedules, and administer contracts and documentation to protect client interests.

• Budgeting and scheduling responsibilities.
• Contract administration, documentation, and billing oversight.

Responsibilities

• Indirect project supervision.
• Makes decisions independently regarding complexities and methods.
• Works with field supervision to create a cohesive project team.
• Supervision and guidance related to objectives, issues, new concepts, and policy matters.
• Liaison to internal and external groups with independent decision making.
• Manage day-to-day operations of staff teams on assigned projects.
• Oversee project administration and documentation to avoid claims and protect client interests.
• Ensure contract agreements are secured, reviewed, processed, and executed.
• Review, edit, and distribute project budget.
• Conduct pre-construction turnover meetings for all assigned projects.
• Ensure permits/licenses are obtained and posted.
• Initiate setup and updating of project scheduling.
• Coordinate procurement with purchasing to meet schedule dates and budget.
• Subcontract negotiation and preparation.
• Ensure submittal reviews and logs are maintained.
• Develop and obtain approval of billing schedule of values.
• Collect payments, progress billing, and retention receivables on time.
• Price negotiate change orders.
• Ensure staffing with appropriate field forces and monitor labor loading.
• Oversee tools and rental equipment usage and returns.
• Comply with all company policies and safety requirements.
• Review drawings/specifications for compliance and revisions.
• Write RFIs as needed and assist others with RFIs.
• Mentor and train Project Engineers.
• Input and monitor administrative requirements in ProCore and other platforms.
• Participate in Start-Up and Commissioning Meetings and coordinate admin needs.
• Perform regular site walks and provide documentation.
• Support BIM activities and track major equipment.
