Job summary

Dutch Bros Coffee is seeking a Real Estate Manager to drive site selection, design support, and store openings. You will manage projects, analyze markets, and build relationships with HQ teams, brokers, landlords and developers to grow our footprint in Arizona.

The role requires a proactive, independent thinker with strong project management, negotiation, and GIS-driven planning skills, plus travel up to 40% and the ability to work remotely from Arizona.

Qualifications

• Bachelor’s degree in a related field, or equivalent experience.
• Minimum of 5 years of commercial real estate-related experience.
• Knowledge of build-to suits, leases, land use, development processes, building permits, and construction project management is a plus.
• This position requires driving, a minimum of 40% of time will be spent traveling.

Responsibilities

• Drives markets and tracks competitors, retail activity and growth patterns.
• Maintains awareness of all site opportunities in market areas.
• Negotiates LOIs and assists in lease negotiations with legal team, franchise partner and landlord.
• Reviews Real Estate Committee presentations to ensure information is shared for final review and acceptance/rejection.
• Partners with construction to coordinate with landlords and developers to meet timelines.
• Open new markets each year as directed by the Real Estate Committee.
• Foster relationships with HQ departments, community leaders, government officials, brokers, landlords and vendors.
