Job summary

OneService Commercial Building Maintenance, Inc. in Manhattan seeks an experienced Building Superintendent to manage daily operations, maintenance, and safety protocols. This hands-on role requires coordinating staff, vendors, and contractors to keep the property running smoothly.

FDNY S-95 Certificate is mandatory. The position offers $35.00 per hour with benefits after 90 days, and a commitment to resolving issues quickly for our diverse client base.

Qualifications

Current FDNY S-95 Certificate of Fitness — Required.
Building superintendent, maintenance supervisor, or similar experience.
Strong general building maintenance knowledge.
Ability to work independently and coordinate staff and contractors.

Responsibilities

Oversee daily building maintenance and operations.
Perform building and equipment inspections.
Complete general maintenance and minor repairs.
Supervise and coordinate maintenance/cleaning staff as needed.
Coordinate vendors, contractors, and specialized repairs.
Monitor work orders, supplies, and maintenance needs.
Respond to urgent building issues.
Maintain required building and maintenance records.
Perform duties related to the building's fire alarm system.
