Job summary

Alliance Building Services, one of New York City's most trusted building services firms with nearly 30 years of industry expertise, is seeking a hands-on Building Maintenance Technician. You will inspect, operate, and coordinate repair work across building systems on-site, including BMS and boilers, while supporting tenants and contractors.

Day and night shifts are available; after-hours availability is required to respond to emergencies, coordinate safety training, and ensure smooth building

Qualifications

• S13, S12 and P-99 certifications are required.
• Experience maintaining building systems and operating boilers and related equipment is preferred.
• Must be reachable after hours and available for emergencies.

Responsibilities

• Inspect corridors and restrooms for deficiencies and direct repairs and cleaning.
• Inspect motor rooms and pump rooms for proper operations.
• Check sidewalks and store fronts for damages or painting issues.
• Check boiler room for leaks and boiler operations.
• Assist Building Manager with construction projects, weekly meetings, and bid processes.
• Meet with tenants to address issues and respond to emails.
• Monitor and dispatch handymen via Workspeed as directed by the Building Manager.
• Respond to leasing tours and provide lease work letter support as needed.
• Operate Building Management System (BMS) and monitor mechanical equipment for anomalies.
• Operate boilers during winter months for heat.
• Operate cooling tower year-round.
• Order supplies and equipment for janitorial and building operations.
• Coordinate meetings with contractors for building works.
• Address emergencies and after-hours coordination; after-hours availability required.
• Be available for preventative maintenance shutdowns off-hours.
• Assist with management meetings and town hall events.
• Operate freight elevator when required.
• Perform repairs related to building systems as needed.
• Assist with lobby carpets and snow removal.
• Set up annual safety training for staff.
• Assist with installation/removal of lobby mats and signage during events.

Include, But Are Not Limited To

• Assist building Manager with construction projects inclusive of weekly meeting attendance and bidding of any Building related work.
• Meet with tenants for any issues that may occur and resolve accordingly inclusive of responding to email requests
• Monitor and dispatch to available handymen via radio Workspeed requests as communicated by BMO.
• Respond to any building related questions on leasing tours and provide lease work letter support
• Operate Building Management System (BMS) and track mechanical equipment to determine any anomalies with systems that require immediate attention and correction.
• Operate boilers during winter months for heat.
• Operate Cooling tower for cooling year round.
• Order all supplies and equipment necessary for janitorial and building operations.
• Have meetings with contractors for building related work.
• Address any emergency and/or repairs, as needed and dispatch staff accordingly. Must be reachable afterhours to coordinate as necessary.
• Must be available for preventative maintenance shutdowns on off hours as necessary.
• Assist with any Management related meetings and town hall events.
• Operate freight elevator when needed.
• Make any repairs related to building systems, as needed.
• Assist with lobby carpets.
• Assist with snow removal.
• Set up annual safety training for staff.
• Whenever necessary, assist with installation and/or removal of lobby walk off mats and wet floors signs, snow removal, emergency response or special events at the direction of Superintendent and/or Building Management.
