Pivotal Housing Partners LLC in Dayton, OH is seeking a dependable Make Ready / Turn Technician to prepare vacant apartments for new residents. You will perform repairs, maintenance, cleaning, and finishing work to meet quality standards and ensure move-in readiness.

Qualifications

• Previous experience in apartment make ready, property maintenance, construction, remodeling, or related field preferred.
• Basic knowledge of drywall repair, painting, plumbing, electrical, carpentry, and general maintenance.
• Ability to use hand tools and power tools safely and effectively.
• Strong attention to detail and commitment to quality workmanship.
• Ability to manage multiple tasks, prioritize assignments, and meet deadlines.
• Ability to work independently with minimal supervision.
• Reliable transportation and a valid driver's license.
• Ability to use a smartphone or mobile device to receive and update work orders.

Responsibilities

• Complete apartment turnovers efficiently and within established deadlines to minimize vacancy and ensure timely move-ins.
• Inspect vacant units and identify necessary repairs, maintenance, and cleaning needs.
• Perform minor drywall repairs, patching, sanding, painting, and touch-ups.
• Repair or replace doors, locks, hinges, cabinets, shelving, blinds, and other apartment fixtures.
• Perform basic plumbing repairs, including replacing faucets, showerheads, toilet components, and addressing minor leaks.
• Perform basic electrical repairs, including replacing light fixtures, switches, outlets, and bulbs.
