Job summary

Billingsley Collection is seeking a Make Ready Manager to oversee the turn operations for a 2,000+ unit community. You will lead the Make Ready team, coordinate with the Service Manager/General Manager, and ensure units are rent-ready on schedule and within budget.

Responsibilities include supervising the Make Ready Coordinator and Technicians, managing vendor relationships, controlling costs, and maintaining safety standards across all turnover activities. Weekend work may be required.

Qualifications

• High School Diploma, or equivalency; trade certifications a plus.
• 3 to 5 years in multifamily maintenance or make ready, including at least 1 to 2 years in a lead or supervisory role.
• Hands‑on skills in plumbing, electrical, HVAC, appliance, and drywall/paint repair.
• Yardi experience and knowledge; vendor management and budgeting experience.

Responsibilities

• Supervise, schedule, train, and develop the Make Ready Coordinator, Make Ready Technicians, and Quality Control Coordinator.
• Direct the entire make ready process to meet move-in and occupancy goals.
• Source, negotiate, and manage relationships with contractors and vendors; maintain budget and spend.
• Conduct final quality walks and inspections of units prior to move-in; escalate issues as needed.
• Maintain safety standards and report progress to leadership; manage records for unit turns.
