Maintenance Technician - Residential (Maintenance)

As a Maintenance Technician, or Service Technician, you will assist in overseeing physical assets, performing general maintenance repairs, apartment make-readies, and supporting preventive maintenance and rehabilitation projects.

Essential Job Functions:

  • Use service request system to prioritize and schedule repairs with support from Community Manager and Service Supervisor.
  • Perform repairs and replacements within scope, including HVAC, electrical, plumbing, carpentry, drywall, appliances, and exterior grounds.
  • Monitor service completion, ensure customer satisfaction, and limit callbacks.
  • Follow company policies and procedures, especially for preventive maintenance programs.
  • Use independent judgment to manage stress and meet deadlines.
  • Collaborate with the team on move-in/move-out reports and unit readiness.
  • Identify and report hazards on the property, assisting with repairs as needed.
  • Share on-call duties, responding to requests within 24 hours and weather-related issues promptly.
  • Assist with inventory, supplies, and pickups.
  • Perform other duties as assigned.

Required Qualifications/Skills:

  • 6 months to 1-year general maintenance and safety experience
  • Knowledge of building maintenance, preventative programs, irrigation, pool systems, and appliance repair
  • Basic computer skills
  • Ability to work independently
  • Excellent time management and prioritization skills
  • Positive attitude and teamwork skills
  • Own industry-specific tools
  • Valid driver’s license and reliable transportation

Regular attendance and punctuality are required.

Desired Qualifications/Skills:

  • Experience with heating and air conditioning systems
  • HVAC certification or ability to obtain
  • EPA Certification or ability to obtain
  • CPO certification or ability to obtain

Work Schedule: 8 am - 5 pm, Monday-Friday, with possible overtime and on-call responsibilities.

Physical Requirements/Environment: The role involves indoor and outdoor work, with conditions such as varying climate, noise, chemicals, fumes, dust, and potential hazards. Physical activities include sitting, standing, walking, bending, climbing, lifting (up to 100 lbs. with assistance), and operating tools and equipment. Visual acuity and travel may be required.
