Overview

The Maintenance Technician assists the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable environment for residents, visitors, and staff. In the absence of the Supervisor, the Technician assumes all maintenance responsibilities.

Responsibilities

1. Perform all duties in accordance with company policies, procedures, and all applicable laws and regulations (e.g., Lead-Based Paint, ADA, Fair Housing, HAZCOM, OSHA).
2. Maintain awareness of property condition and address unsafe conditions promptly.
3. Schedule and conduct routine preventive maintenance and ensure tools are in excellent condition.
4. Be familiar with utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
5. Perform safety duties and maintain clean work areas.
6. Ensure storage areas are secure.
7. Diagnose and perform minor repairs involving electrical, plumbing, HVAC, appliances, roofing, flooring, lighting, gas fixtures, doors, windows, security systems, and more.
8. Coordinate repairs and services for make-ready units and assist as needed.
9. Report major repairs and requisitions to the Maintenance Supervisor before expenditure.
10. Change and rekey locks, make keys.
11. Assist in moving heavy appliances and furniture; help with disposal of abandoned items.
12. Perform other duties as assigned by supervisors or management.

Qualifications

1. High school diploma or GED required.
2. At least 2 years of maintenance experience in property management.
3. EPA Universal Certification required; CPO certification preferred.
4. Knowledge of carpentry, electrical, plumbing, and related fields.
5. Strong communication skills.
6. Ability to multi-task, work under pressure, and meet deadlines.
7. Physical ability to lift up to 50 lbs., climb ladders, and perform physical tasks.
8. Valid driver’s license required.
