Job summary

Gorman & Company, LLC is seeking a Maintenance Technician to support two affordable housing communities in Moline, IL: Moline Enterprise Lofts and Garfield School. You will perform daily repairs across plumbing, electrical, HVAC, and appliances, and help prepare units for new residents.

You’ll participate in on-call emergency rotations, inspect properties, and maintain safety, cleanliness, and curb appeal. A high school diploma and valid driver's license are required.

Qualifications

• Two years of experience in property maintenance or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• EPA HVAC Type II or Universal preferred is a plus.

Responsibilities

• Perform daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior and seasonal grounds (fall cleanup, snow removal).
• Conduct daily property walks to ensure safety and cleanliness.
• Respond to routine and emergency maintenance requests promptly.
• Prepare vacant apartments for new residents using make-ready checklists.

Join our team as a Maintenance Technician in Moline, IL! Do you take pride in maintaining a property and creating a comfortable place for residents to call home? We're looking for a Maintenance Technician to support two of our affordable housing communities in Moline, IL: Moline Enterprise Lofts (62-units) and Garfield School (57-units), a community serving seniors. If you're passionate about keeping properties safe, well-maintained, and welcoming for residents, we'd love to hear from you.

What You’ll Be Doing:

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property along with tackling seasonal prep such as fall cleanup or snow removal.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.

What You’ll Bring:

• Minimum of two years of previous experience in property management maintenance, building maintenance, or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Valid driver’s license and ability to meet insurability requirements.
• Ability to participate in the on-call emergency rotation schedule.
• Strong customer service skills with a resident-first mindset.
• High school diploma or equivalent required.
• HVAC-EPA (Type II), or EPA Universal preferred.
